Valley View Investors, LLC set out to acquire 3.5 acres and built a Class A office building. Anthony Property Group preleased over one-third of the building to the anchor tenant, Solomon Smith Barney, while Anthony Property Group’s Durham office facilitated the development of the building. Three years after completion, Anthony Property Group sold the building. The tenant, land owner, and ultimate property buyer were all connections through APG’s brokerage company affiliate, Colliers International Raleigh-Durham. Investors were able to roll their gains into the acquisition and redevelopment of 901 Corporate Center Drive, the Nortel Training Center. This 1031 exchange provided an uncommon opportunity to stakeholders.
